Once Your Home is Listed:

#1 - Tidy up the home— load dishes from sink and counter into dishwasher, pick up clothes and used towels and throw them in the washing machine, tuck away toys in baskets.

#2 - Open all blinds and curtains completely⁠—the more light the better!

#3 - Crack a window— let some fresh air in the home prior to showings. Recommended leaving it open during the duration of the showing. 

#4 - All lights on including lamps.

#5 - Tuck away— jewelry, valuables, lock safe. If you aren’t sure, take it with you!

#6 - Refrain from cooking the following: Fish, Broccoli, Cauliflower, Brussels sprouts, Bacon, Stews, roasts, etc. *These items ‘linger’ in the home and have a VERY strong aroma*

#7 - Refrain from burning incense in the home. If you want to do an air fresher,  lemon or citrus smells only. Recommend Yankee brand lemon (found at Target) or fresh lemon (found at Bath and Body Works)

#8 - Remove pets /ALL pet items during showings. 

#9 - Take out trash before showings.

#10 - Flush pillows on couch and beds, smooth out bedding, put out white staging towels.

EXTRAS: fresh flowers (monochromatic) are always a nice touch. Plants bring in a fresh touch as well. I recommend these in kitchen by the sink, on the island or dining table, and by all bathroom sinks.
