#1 - Declutter, declutter, declutter-if you aren’t using it, toss it. If you need it later, pack it. You have to pack it when the home sells anyway…might as well get a jump on it!

#2 - Clear all items off countertops in kitchen and bathroom (with the exception of plants) to make the kitchen look larger and counter space look bigger.

#3 - Make sure refrigerator is free of photos, paper, and magnets (sides, front, and top).

#4 - Remove all bath mats and rugs off hard floors (bathroom/kitchen). Tuck away all towels (except white staging towels, to be provided by listing agent).

#5 - Tuck away ALL items having to do with pets. Even though you love your pet, it will deter some people from looking at the home if they think that animals live there.

#6 - Clean out closets and organize pantry.  Clothes closets show best when they are color coordinated. Toss out anything you aren’t using.

#7 - Neutralize bedding(optional)...white photographs best.

#8 - Mow the lawn, trim bushes and trees, prune plants. If you’re looking to add items for curb appeal, bring potted plants, hanging baskets and natural green wreaths. Avoid yard art of any kind. 

#9 - If you are going to accessorize inside the home, keep things neutral... think texture (throws/pillows), wood bowls, plants, baskets, etc. White, cream, gray, and natural woods photograph best. For kitchen, a bowl of lemons or limes photograph well, along with white flowers or greenery. 

#10 - Kids rooms: remove posters, stuffed animals, toys and tuck away in the closet. Clean out under the bed. Clear off bedside table surface (except lamp). Clear off dressers. Neutralize bedding (optional). No ‘character’ items. 

#11 - Other items to consider: window cleaning, carpet cleaning, hvac service (if not done in last 12 months), house cleaning (walls, baseboards, appliances)-listing agent has referrals for all services.
